Drummond Hall is a private residential apartment block, consisting of ten apartments in total, located within the grounds of a Grade II Listed park and gardens, as well as adajcent to two Grade II Listed buildings. It forms part of the private Swaylands Estate developed during 2005-2010, which includes three other residential apartment blocks: one new build, and two conversions of the existing Listed buildings. Since construction completed on Drummond Hall, the building has suffered condensation and water ingress problems through both the external walls and flat roof construction. There have been several past attempts to the rectify the problems, which have been unsuccessful.

JPA were first involved in this project acting as an expert witness during the legal dispute between the Developer and the Residents. Following the settlement with the Residents, and the conclusion of the dispute, we were appointed as Architect and Lead Designer for the remedial works to Drummond Hall by the Client.

The proposed remedial works to rectify the water ingress problems include dismantling and rebuilding the outer leaf of brickwork and rendered blockwork to the entirety of the building, which will involve removing the existing fully filled cavity wall insulation, wall ties, cavity trays and DPCs, and replacing with new partially filled cavity wall insulation, wall ties, and correctly located and installed cavity trays and DPCs. The level of the existing flat roof will also be raised by providing a new lead roof flat roof structure, which will allow rainwater to drain down onto the pitched slated roofs, rather than through the pitched roof construction as the existing configuration.

The works will also involve rebuilding the chimneys; replacing some external doorsets; relaying external paving; replacing the outer leaf of brickwork to the detached Garage block; relaying the block paving to the Garage forecourt; and, the provision of new land drainage to the perimeter of the Garage block.

We are appointed to provide architectural services from Inception to Completion, which have so far included the technical design development, and the production of information for a competitive tendering process. We have completed a Tender Package for the Works including a Specification and Preliminaries; layout, detail, and component Drawings; and, Bills of Quantities, which has been issued to the Tenderers. A Contractor has been appointed, and commenced on Site inSeptember 2021. The Works are being undertaken under a JCT Standard Form of Contract, and JPA are acting as Contract Administrator. The Client has also appointed the services of a Clerk of Works / Resident Architect through the construction process. The Works are currently estimated to be complete by Q2 of 2024.
