This scheme for a private Client involves internal refurbishment works to a Victorian period building in Newcastle upon Tyne, which is currently used as Offices. The proposal restores the building back to a private residential dwelling, which includes the reinstatement of a staircase, the extension of an exisiting dormer window, the provision of new sanitaryware and Kitchen facilities, as well as upgrading the thermal performance of the existing walls, suspended ground floor and roof. The Works also include external modifications to the existing drainage and water supply systems, and the provision of new hard landscaping.

We are appointed to provide architectural services from inception to completion, including the submission of any required Planning or Building Control Applications; the preparation of a Tender package including the production of Technical Drawings, Specification and Prelminaries, and a Schedule of Works for issue to suitable Contractors. Once we receive a satisfactory Tender and the works commence on site, we will also act as Contract Administrator through the construction period, which will included inspection and certification of the Works.

We have obtained the necessary Planning and Building Control Approvals and have completed the preparation of the Tender documentation. We are currently issuing the documents to Contractors for the obtaining of Tenders.
