Private House, Newcastle upon Tyne

A proposal for the internal refurbishment of a Victorian building in Newcastle upon Tyne, previously used as Offices. The proposal restores the building to use as a private residence, which includes the reinstatement of a staircase, the extension of an existing dormer window, the provision of new sanitaryware and Kitchen facilities, as well as upgrading the thermal performance of the existing walls, suspended ground floor and roof. The Works also include external modifications to the existing drainage and water supply systems, and the remodelling of the landscaping around the property.

We are appointed to provide architectural services from inception to completion, including the submission of Planning and Building Control Applications; the preparation of a Tender package, including the production of Technical Drawings, Specification, Preliminaries and a Schedule of Works for Tendering; and undertaking the role of Contract Administrator through the construction period, which includes the inspection and certification of the Works.

The Works are nearly completed and the commissioning of all services has been undertaken including the preparation of an Energy Performance Certificate for the property.
