Private House, Cotherstone

We are appointed by a Charitable Trust, under instruction by Managing Agents GFW LLP, to provide architectural services for re-roofing works to an old Mill building, which is a residential property comprising of one main stone farmhouse and a series of outbuildings.  The main farmhouse consists of two duo-pitched sandstone slated roofs; a mono-pitch Welsh slated roof; and, two corrugated steel and polycarbonate sheet flat roofs.

The Works involve the re-roofing of the two duo-pitched stone slated roofs and the mono-pitch Welsh slated roof, and also include the rebuilding of stone chimney stacks; the provision of new cast iron rainwater downpipes and gutters; and, the provision of new loft insulation.

We are providing architectural services from inception to completion, including the provision of Contract Administration and Principal Designer services as required by the CDM Regulations.

This project will be undertaken in stages due to financial constraints.  The first stage involved the re-roofing of the larger of the two stone slated roofs, which is the most critical area requiring remedial works to prevent future water ingress to the property.  This also included rebuilding of three chimney stacks as well as the provision of new mineral wool insulation to the Loft space.

A Contractor was appointed to undertake the Works following a competitive Tender process.  Practical completion was achieved in July 2025, and the Final Certificate was issued in April 2026. JPA undertook an end of Rectification Period Inspection and found no latent defects to the roof construction.
