Private House, Gosforth 3

We were initially approached to remedy works to the Garden Room to this property (which lies within a Conservation Area) previously undertaken to the design and under the supervision of another architect. That scheme included the laying of a slated roof at a pitch of 4o. The resultant roof leaked, damaging internal fittings and decoration. Our role was to redesign the roof, as a lead-covered roof, resolve the associated planning matters and a Party Wall dispute, and to remedy the defectively designed underground drainage. The project was then enlarged to include refurbishment of existing loft bedrooms and provision of an en-suite, the insertion of a new lead-clad dormer, and replacement of the existing slate roofing to the property. It was also necessary to strengthen the existing pitched roof structure to prevent the collapse of an existing chimney, the support to which had been removed as part of the initial works.

We provided architectural services from inception to completion including protracted negotiations with the Local Authority Planning Department, the serving of a Party Structure Notice to adjoining neighbours, and Contract Administration services during construction.

We also acted on behalf of our Clients in support of their Claim against the original architect for the recovery of the remedial works costs.  As part of the latter role we undertook condition surveys of the existing Garden Room fabric before the remedial building works commenced.
